What are the lot sizes at Garnet Ridge Preserve? 

At Garnet Ridge Preserve, we have lots of varying sizes & typography typically starting around just under 1 acre with some up to 3 acres.

Are there building standards? 

Yes –  we have building standards written into our covenants, which are maintained by our Architectural Committee. When you’re interested in building, you’ll submit an ARC Request to get in touch and start the process.  

What are the standards for homes to be built in GR? 

Each single-family dwelling must contain at least 1,500 square feet of living space and two-story homes must have a 1,000 square foot footprint. The exteriors of all buildings must be designed to be compatible with the natural site features and landscaping of the residence and to be in harmony with their surroundings. Natural wood, log, stone, brick and any combination are permitted. 

How much time do I have to build my home in GR? 

Per the covenants, once construction begins there is a 12-month window for completion.

How do utilities work in Garnet Ridge Preserve? 

There are several joint wells within the community, and depending on which lot you own, you may have the option to connect to one of these established wells. Regardless if this is an option, property owners are responsible for their own water connection which at Garnet Ridge would be dropping a well on the individual property. Likewise, the property owner is responsible for establishing a septic tank as there is not a sewage line at the community. There is electricity available in the community, but again, the property owner is responsible for their own connections.

Do I have to live in my home full time? 

Not at all! Many owners use their home in Garnet Ridge for seasonal living, or even rent their home out (provided the requirements issued within the covenants are met, and you’re acting within the guidelines of the board). 

Are my animals allowed? 

Household pets are permitted but farm animals, including, but not limited to, cattle, livestock, chickens & swine are prohibited. 

What do my POA dues cover? 

The POA dues cover the maintenance of our roads at the community, the costs associated with the U.S. Forest Service Road Easement, the upkeep & maintenance of common areas such as our Clubhouse, main entryway, water feature and gate, the security cameras on site in common areas, onsite property management & vendor services, and our white-glove concierge service for new builds in the community.
